Unlock password-protected bank statement PDFs for mortgage underwriting packets

Loan processors receive owner-permission PDFs from retail banks—remove open passwords safely before merging statements into a lender upload bundle.
Mortgage underwriters ask borrowers for twelve to twenty-four months of bank statements, but retail banks often email password-protected PDFs that block merge tools and OCR. You are allowed to unlock only when the account owner gave written consent and the password is an open password—not DRM that bypasses copy restrictions on documents you do not own. Open password vs restrictions you must not bypass
An open password only prevents opening the file; once removed, you can merge and compress normally. Permission passwords that block printing or copying on third-party contracts are different—do not use unlock tools to defeat restrictions on PDFs you are not authorized to edit. For mortgage workflows, confirm the borrower emailed the password or signed a authorization form before uploading their statements to any online service.
Merge statements in calendar order after unlock
Rename downloads with yyyy-mm prefixes so alphabetical picks match statement months. Unlock each PDF, verify the ending balance on page one matches the borrower’s disclosure form, then merge checking and savings in parallel columns if the lender allows one file. If a portal rejects size after merge, compress once—avoid unlocking the same statement twice, which can confuse audit trails.
Redact and re-protect before external upload
Mask full account numbers if the lender accepts redacted statements; keep last four digits visible for matching. After merge, optionally add a new open password with Protect PDF if the borrower requests encryption in transit—never reuse the bank’s password in email. Delete local copies from your browser session when the lender confirms receipt.
